Capitol Trail brings a new housing type to a part of New Castle County that is predominantly composed of commercial strip retail, and single-family homes. Fronting on Capital Trail near Newark, DE, the project 
proposes two 4 story mixed-use buildings with ground level retail at the front of the site, serving as a gateway and separated by a pedestrian precinct/woonerf, where cars and people co-exist.  Angled parking serves the retail, with wide sidewalks that can accommodate al-fresco dining.  The back two thirds of the site are populated by garden style walk-up apartments, with a club house and leasing center, enclosing a park/open space armature at the center of the residential community.
